Frequently Asked Questions

Everything you need to know about our portable builds.

What types of buildings do you offer?
We can build a wide range of portable structures, including high-end relocatable cabins, modular homes, site offices, granny flats, and off-grid dwellings. All our builds are constructed offsite and delivered fully finished — ready to connect and move in.

Can I customise the design?
Absolutely. Every build is tailored to your needs — whether it's a compact studio or a multi-room setup. From layout and materials to finishes and features, we work with you to bring your vision to life.

How are your buildings constructed?
All builds are constructed on a heavy-duty galvanised steel sub-frame with conventional timber wall framing supported by internal structural steel so they can withstand road transport, crane lifts etc, meeting all relevant Australian Standards. Depending on your location or council requirements, our engineers may adjust specs to suit.

Do you offer off-grid and eco options?
Yes — we offer fully off-grid options including solar systems, rainwater harvesting, composting toilets and greywater setups. These can be integrated during the design stage and tailored to your lifestyle or location.

How long does the process take?
Our streamlined offsite construction process means your build can be completed in around 3–4 months, with installation and service connections typically wrapped up within a few weeks after delivery — depending on access and permit approvals.

What’s the price range for your cabins and portable homes?
Our builds start at approximately $120,000 and go up from there, depending on size, layout, and level of finish. Each project is quoted transparently with a detailed breakdown of inclusions, so you know exactly what you’re getting.

Do you offer finance options?
Yes, we offer in-house finance for eligible clients. We’re happy to discuss flexible payment options that align with your build timeline and budget. Conditions apply.

Do I need council approval?

Yes,  Most councils require a Planning Permit if your property is not zoned residential. you will also need a Building Permit,  We assist with this process and can coordinate all required engineering, energy ratings, and documentation for your application.

Are your buildings compliant with the NCC and Class 1a regulations?
Yes. All structures are built to meet the National Construction Code (NCC) and are certified by independent building surveyors. Most of our residential cabins are built to Class 1a standards — the same as permanent homes.

Are you a registered builder?
We are not a registered builder — and we don’t need to be. Our cabins are built offsite and approved under owner-builder permits, signed off by licensed building surveyors. This is a fully legal, common approach that keeps costs down and gives you more control.

Do your builds come with a warranty?
Yes — we offer a 7-year structural warranty on any cabin installed by our team. If installation is completed by a third party, warranty coverage may be limited. Proper footing and site prep are crucial for long-term performance.

What kind of maintenance is required?
Minimal. Our cabins are designed to withstand the elements, but we recommend occasional inspections for weatherproofing, drainage, and general wear over time. We provide a maintenance guide at handover.

Do you handle site preparation?
Yes — we offer complete site services including footings, trenching, utility runs, and access upgrades if needed. We can even assist with clearing or building access roads on rural blocks.

Can utilities be connected?
Yes — we provide full electrical, water, and sewage solutions. Whether you’re connecting to mains or going fully off-grid, we’ll work with you to ensure it’s done right.

Do you offer turnkey builds, ready to move in?
Absolutely. From structure to interior finishes — and even furnishings — we offer full turnkey solutions. Many of our builds are delivered fully ready for Accomadtion or tenant use, especially for interstate or investor clients.

Are there zoning or placement restrictions?
Placement is subject to local council zoning and overlays. We’ll review this with you early on to avoid any surprises and ensure smooth approvals.

Do you offer pre-designed plans or only custom?
We offer both. You can choose from one of our popular floorplans, or we can design something completely from scratch based on your needs.

What makes Highland Cabins different?
We’re a family-run business with a passion for building structures that last. Our team is hands-on, our process is personal, and our builds are engineered stronger than most permanent homes — because they have to be. From start to finish, we’re with you every step of the way.

Can I visit during construction?
Absolutely. We love having clients visit our yard during the build process. You’ll see firsthand the quality we put into every structure — and watch your new space take shape.
